The following is my PERFORMANCE AGREEMENT to you:

1. Help you price the property well for today's ever changing sales climate. Overpricing will delay the sale and lead you to net less.
2. Assist you in getting your home staged and ready to market.
3. Hire professionals to handle the photos, virtual tours and property fliers so that your home stands out against your competition.
4. Get as many qualified buyers as possible until the property is SOLD.
5. Communicate the results of our activities to you at least on a weekly basis. We believe communication is crucial to a successful business relationship.
6. Assist you in getting the highest possible dollar value for your property.
7. Constantly look for the best marketing methods of exposing your property to the potential qualified buyers and their agents.
8. Submit your listing to the Multiple Listing Service and all consumer real estate websites and search engines.
9. Develop a color photo flyer with all the features and benefits of your property and have that available at the yard sign and inside the home.
10. Advertise weekly in various local publications.
11. Follow up with realtors who have shown the property for their clients' feedback and interest level.
12. Deliver a copy of your multiple listing for your approval; also a copy of all advertisements that have been published.
13. Represent you with integrity and finess once a contract is written- my goal is to achieve the best possible price and terms for you.
14. Stay in communication with the cooperating agent and lender, insuring the loan is on track, paperwork is completed on time, and contractual deadlines are met.
15. Assure that all forms and inspections are completed within the proper timeframes as determined in the contract.
16. Assure proper disposition of your funds at close of escrow.
